In the Name of God Amen I William GANDER Cittizen and Weaver of London being sick in body but in (?good) and perfect mind and memory laud and praise be given to Almighty God for the same doe make and declare this my last Will and testament in manner and forme following that is to say First I commend my soule in the hands of Almighty God my most gracious and merciful Saviour trusting and confidently believing through the ............. and passion of my Lord and Saviour Jesus Christ I shall obteyne full and just pardon and remission of my Sinne and shall enjoy everlasting life in the kingdom of Heaven for ever. My body I committ to the earth from whence it was taken to be buried in decent manner according to the discretion of my loving wife Joane GANDER whom I make and ordaine the sole Executrix of this my last will and testament And as for and concerning my estate in .........ow of my Messuage and Lands in (?Croydon) in the County of Surrey after the decease of Ann GANDER my mother I will and direct thereof as followeth First I will and direct of the (?rent) (?issued) and(?proffitts) of my said Messuage and Lande in (?Croydon) aforesaid after the decease of the said Ann GANDER my mother unto my said loving wife Joane GANDER for and during the minority of Elizabeth GANDER my sole daughter And when my said daughter Elizabeth GANDER shall attaine full age of one and twenty years Then I will and (?direct) of the said Messuage Lands (?and Grounds) unto my said daughter Elizabeth GANDER and to her (?heirs forever) (?after) the decease of my said mother Ann GANDER, provided my said wife Joane GANDER shall have her ............ (?through) during her life. And in case the said Elizabeth GANDER my daughter shall happen to depart this life before shee shall attaine to the age of one and twenty yearse then I will and bequeath the said Messuage Lands and premises unto my said wife Joane GANDER and to her heirs forever. And I do hereby revoke and make voyd all former Wills testaments and bequests by me heretofore made and this I doe hereby publish to be my last Will and testament and none other for (?witness) whereof I have hereunto Set my hand and seale the nine and twentieth day of May Anno Dominii 1649 William GANDER
